How Excellerate UK is harnessing AI and Building Intelligence to Transform Cleaning & Hygiene

Excellerate Services UK and Ireland is using real-time building data and AI to achieve a 15% improvement in cleaning standards and a 25% time saving across audits and service management.

As workplaces become smarter, Excellerate is leading a new era in soft facilities management – one where the building communicates, and the service team listens.

Over the past eighteen months, Excellerate has deployed its proprietary Velocity technology platform across major client estates. The system integrates sensors, AI analytics and mobile auditing tools to capture how buildings are being used, ensuring cleaning and hygiene teams can respond in real time.

“We don’t just maintain a building; we monitor it,” says Kenny Tranquille, Experience Director at Excellerate. “Our systems interpret building feedback, allowing teams to respond long before an issue becomes visible.”

Listening to the Building: Real Results
Early feedback across trial sites has been impressive:
• 15% improvement in cleaning and hygiene standards across trial sites
• 25% reduction in auditing and service management time
• Significant efficiency gains with no detriment to service quality

In one large retail environment, for example, the platform detected a rise in footfall in a particular area of the store. The on-site hygiene team was automatically alerted and resolved the issue before it had any impact on the customer or team experience.

How It Works
The Velocity platform operates on a three-layer model:

1. Sensor and Feedback
Internet of Things (IoT) devices measure occupancy, air quality, bin fill levels and other performance indicators.

2. AI and Analytics
Algorithms analyse patterns, predict service requirements and flag anomalies.

3. Response and Action Layer
Real-time alerts are sent to hygiene teams, who act and update the system once tasks are complete.

A continuous feedback loop – building, data, action, feedback – transforms service delivery from reactive to proactive.

The Impact for Clients
For clients across retail, manufacturing, logistics and corporate environments, the benefits are clear:
• Predictable and measurable service outcomes
• Data-led decision making and continuous improvement
• Reduced manual auditing and administration
• Enhanced visibility through live dashboards and automated reporting

“We’re evolving from a cleaning and hygiene partner into a building intelligence partner,” says Nick Rastelli, Sales and Marketing Director, UKIMEA. “When the building speaks, we act. That’s the future of smart facilities management.”

With its combination of people, partnership and technology, Excellerate is redefining how buildings – and our teams that support them – work together.
